Lake Eola Heights

Lake Eola Heights is a historic neighborhood in downtown Orlando just north of Thornton Park and south of Park Lake, northeast of the I-4 and 408 interchanges. It includes architectural styles like farmhouse homes, colonial revival, craftsman, Mediterranean, Art Deco, mission, and a few minimal traditional homes. There are approximately 570 buildings in Eola Heights and is one of the most architecturally diverse neighborhoods in the city. The neighborhood also features several religious buildings with their own distinctive style. Take for instance the Trinity Evangelical Lutheran Church, which has a more Gothic revival design and form. It also has several retail and dining options but is primarily residential.

Because there is such a wide range of styles and designs home prices can range from $300,000 to $1.6 million. There’s usually no homeowners insurance or associations to worry about.

Several homes sit on larger lots of up to a half an acre. There are several multi-family homes perfect for investors or people looking to rent and be close to downtown.


Residents are part of the Orange County School District and are served by the Hillcrest Elementary school, the Howard middle school, and the Edgewater high school. The Hillcrest Elementary school receives excellent scores and reviews by great for academics and test scores. It’s less than a half a mile away as is the middle school. Residents are just 5 1/2 miles from the Cornerstone Academy, both their high school and their K – 8 school.

Most of these homes actually have a pretty decent walk score. Shops, markets, restaurants and more are all within just a few blocks of most homes. Many of the homes actually post a 70 to 80 walk score with an 80 bike score and a 68 to 90 transit score.
