Here are the two most common ways that an Orlando Buyers Agent gets paid:
1. The seller pays a listing commission to the listing broker/ listing office who then split that commission with the selling/buyers agent. This is the most common way that the buyers agent gets paid and is a common practice by all Orlando Real Estate Offices. This means that the listing office “co-operates” the fee to the Orlando Buyers Agent no differently than they would pay any other real estate agent who sells the property.
2. The Orlando Buyer Agents professional service fee (commission) is paid by the seller as part of the home buyers offer to purchase the property. The buyers offer to purchase includes terms that the seller pays will pay the buyer agents fee at the closing of the property.
Who the agent is representing has nothing to do with who is paying the commission as that is a negotiable item that can be paid by either party. Some say that the seller pays the commission and some say that the buyer pays because they are bringing money to the table.
Legally, the seller can pay the Orlando Buyer Agents commission, the listing office can pay or the buyer can pay…or any combination of all three can pay…whatever is agreed to. The reality is that it is very rare that the home buyer chooses to pay the Orlando Buyers Agent directly from their pocket.
