It was 1991 and I just I got cheated on my first Real Estate Investment property. I bought a condo from an undisclosed owner/agent who had me pay thousands of dollars at the real estate closing that should have been paid by him. I hated the feeling of being stupid…I wished I have known better. I decided to learn about real estate by getting a real estate license.
I hung my RE license with a friend’s office, but I never felt good about dabbling in real estate. My broker always pushed me to list property and I admit, I was lousy at telling sellers what they wanted to hear. I hated going on listing appointments, but I did like working with home buyers…at least with homebuyers, I did not have to pretend.
In those days Sub-Agency was the norm and everyone worked FOR the seller even if the Real Estate Agent was working with the buyer . The seller was always represented and the home buyer was never represented.
I found it very hard to play by the rules, because even though I really liked the home buyer and understood the buyers position, agency law said I could not “help” them. Needless to say I had to stand by with my mouth shut, while the home buyers got the short end of the stick. Real estate sucked.
But then, I ended up taking a class on “Buyer Agency”… a new twist where the real estate agent actually represents the buyer. OMGosh….I loved the class…buyer agency made sense….someone sure needs to work for the home buyer…someone can advocate for the buyer…there really is a way to represent home buyers!
I was elated. I felt so good about what I learned, that I decided to practice real estate as a buyers agent. But, as I went from office to office, no brokerage would allow me to work as a “buyers agent”. Sure, they would all hire me, but never as a buyers agent…this is what they said:
- This in not how we do things!
- Buyer Agent, are you nuts?
- Why would you want to?
- You’re kidding, right?
In 1992, I opened up my own Exclusive Buyer Agency office where I could be my own real estate broker and create a unique Buyer Agency Office that only represents the home buyers…the home buyers who so badly needed to have someone on their side. Honest buyer representation only with no seller representation. I was in my element as an Exclusive Buyers Agent. No more conflict of interest and no regrets.
Today, Exclusive Buyer Representation is alive and well. Buyers Broker of Florida is still an Exclusive Buyer Agency office that only represents the best interest of the home buyer. Experience the difference. 407-539-1053
